46 Questions to Ask When Buying a House

Buying a house can be a daunting task. You can make the process easier by having as much information about a home as possible.

Here is a checklist of questions to ask before making an offer to buy a house. Many of these questions will be answered by having a professional inspection done:

  1. Why is the seller is selling?
  2. What goes on the street a various times (check in the morning, afternoon weekends)?
  3. What direction does the yard face?
  4. Will the garden need much work? Do I have time for the upkeep or budget to pay someone?
  5. What is available for parking?
  6. Is there a garage or shed?
  7. How much storage is there in the home?
  8. Is the Seller providing a disclosure statement?
  9. Does the foundation look solid and without repair?
  10. Is the house looking straight and solid?
  11. Is the exterior in good shape?
  12. Are there any additions?
  13. Smell the basement and or crawl space.
  14. Age and condition of roof?
  15. Age and condition of drain tiles/storm drains?
  16. What is the insulation type?
  17. What is the wiring method?
  18. What is the electrical panel size?
  19. Have there ever been any leaks in foundation?
  20. Are the walls insulated?
  21. Is there asbestos in the floor tiles or ceiling tiles or plaster? (pre 1990)
  22. What is the furnace age?
  23. Do you have the furnace type and service history?
  24. What is hot water heater type and age?
  25. If renovations were done, who did renos and with permits?
  26. What is window type and age?
  27. Have there ever been rats or an ant history?
  28. What is the plumbing pipe type?
  29. How old are the perimeter downspouts and what condition are they in?
  30. Are there any Buried Oil Tanks?
  31. When the home was built?
  32. How long they have owned the house?
  33. What changes or upgrades they have made since they owned the home?
  34. If the basement is unfinished. Why is it unfinished?
  35. Is the roof mossy?
  36. Is the roof sagging in areas?
  37. Is there wood siding in contact with the earth?
  38. Has the home just been repainted to cover water or fire damage
  39. Do the floors need to be refinished?
  40. Are the loose rugs covering problems with the floors?
  41. Were permits obtained when renovations were done?
  42. How much is the annual heating bill?
  43. How much are taxes each year?
  44. What are the comparables in the neighbourhood?
  45. Are there signs of disruptive neighbours?
  46. What school catchment is the home in & how do the schools rank?

This is just a start of the kinds of questions you can ask when purchasing a home. Make sure to hire a thorough inspector to guide you as to the condition of the home.
